Can foreign nationals own property in Egypt?
Yes, foreigners are able to both buy and sell land and property in Egypt.


Does I need to have an Egyptian bank account?
You don't need to have an Egyptian bank account in order to buy, though it might be useful at a later stage if you wish to rent out your property, there are many different banks in the area and it is easy to open an account.


Will it be possible to rent out my property?
Yes almost definitely, we glad to be at your service to helping you to set a property rental and in some cases we    can also help you renting out the place.


Are the properties generally sold with or without furniture?
Both are possible, though you have to be aware that the Egyptian style might be quite a bit different than the European.


Can I resell before completion?
It is possible, however we recommend you to wait until it is completed in order to maximize your return.


Can we get home insurance in Egypt?
Yes, there are several recognized insurance companies operating in Egypt, we shall be happy to provide you with contact numbers.


How long time will it take to finish the deal from the agreement till the property is mine?
The time varies from case to case, though in general you can say it takes approx 3 - 5 months if you are purchase a finished property, and that need that you be available to sign the various papers of the registration or (you can make a power of attorney) for your lawyer as well as all the seller's papers are in order, but if the property is still under build , it will take longer.


What type of running costs should I expect when I have a property in Hurghada?

  • Water and electricity: water is approx. 50 LE per month, and you have to calculate with approx 35 LE per months in electricity for a normal household. Prices may vary depending on location or resort.
  •  Doorman: Most places have a 24 hours doorman available for your assistance Calculate with 50-75 LE per month, depending on location or resort.
  • If you purchase a property in a resort there might be some expenses for maintaining the public areas, heating of the pools during wintertime, lighting after dark, etc... Normally these expenses are divided between the owners and an approximate price will be informed before purchasing.


What are the payment terms?
The payment terms varies from property to property depending whether it is a ready built or it is still under construction, With ready properties the most usual is 50% in advance payment and the rest upon approval by the legal authorities, Please ask for more information with the specific properties.


Are there any taxes?
Till June 2008 the purchasers were not obligated to pay any taxes for the purchase process or for the property after the registration .
But since June 2008 the new real estate tax law no 196 for the year 2008 fix an annual tax for the property with a rate of 10 % from the annual rental value of the property ( per year ) minus 30% due to the annual costs for the property    ( repairing costs , maintenance , ..etc ) .
Any way if  the market value of your property is less than 500,000 LE you are not binding to pay any annual tax for your property according to the new tax law .   


How much does a solicitor cost?
The prices vary from solicitor to solicitor, our legal team charges a fixed fee of ( 1,500 - 2500 € )  including every step in order to finish the deal such as registrations, stamps and assistance, all buyers are free to choose their own solicitor.


Do I need a visa?
You need to have a 1-year tourist visa in order to be able to do the registration proceedings ,  with a remark that its more easy to have a resident visa if you decide to live here for long terms , Please notice that this visa does not entitle you to work in egypt , any way it is very easy to get the visa and our lawyer will be happy to assist you if needed.
